The City of Kotka offers land lease agreements for plots of land with different uses. The terms and conditions of the lease can be found in the signed land lease agreement, a copy of which has been made for each party to the agreement.

Notification

In the event of a change of ownership of a building on a building plot leased by the City of Kotka, the new owner of the plot must notify the City of Kotka of the change of tenant. Once the transfer has been made, the new tenant must immediately submit a copy of the deed of transfer or other document justifying the claim to the City of Kotka’s Land Acquisition and Transfer Unit. In addition, the new billing address for the land rent must be notified in writing. The notification must include the date from which the new tenant will be responsible for the rent of the plot.

Notification by electronic form

As a matter of priority, the notification of the transfer of the tenancy right is made by means of an electronic form. To use the form, strong authentication is required, e.g. with bank details. The electronic form will guide you through the process of submitting the necessary documents. Based on your application, the transfer of tenancy rights will be registered by the Land Registry. You and the City of Kotka will receive the Land Surveyor’s decision.

– the property name and address of the property
– new tenant
– the billing address and the date from which the transferee will be responsible for the rent of the property (the rent will be billed from the beginning of the month in question)

In addition to the transfer of the tenancy right, you must apply to the Land Registry for registration of the tenancy right or its transfer. This must be done within six months of the signing of the deed of sale or other deed of transfer of the building on the leasehold plot.

Exceptional situations

If the lease agreement stipulates that the tenancy right may not be transferred without the landlord’s permission, the tenant must contact the landlord before signing the deed of transfer and transferring the tenancy right.
